Flora Damansara ~ Bad News

Until very recently, I was considering buying an apartment in Flora Damansara. I even visited a friend's unit to see what its like inside. He's renting the three-bedroom unfurnished apartment with two other bachelors for RM600 a month.

A quick search on the internet made me realise what a mess Flora Damansara is in: 




Even driving to Block D where the management office is was a challenge as cars were indiscriminately parked on both sides of the road. Clearly, there isn't enough parking at Flora Damansara. I learnt from the people at the Management Office that Blocks A, B & C are low-cost flats whilst Blocks D, E, F and H are medium cost apartments. (There is no Block G). Altogether there are 3,608 units on 27.55 acres of land.

A trip up the lifts showed how dirty Block F is. Graffiti everywhere and the strong stench of urine. Cat urine or human urine, I did not bother to investigate. I dare not touch anything. Apparently Block F has chronic water shortages due a faulty water pump that has never been adequately repaired.

The developer of Flora Damansara is
Saujana Triangle Sdn Bhd (33910-W), a subsidiary of MK Land. MK Land, according to this blog piece, is in big financial trouble. The Emkay Group of companies is controlled by developer Tan Sri Mustapha Kamal Abu Bakar. Setia Haruman, the master developer of Cyberjaya, is an associate company of Emkay Group, in which Mustapha holds majority shares.

    Worldwide Cost of Living Rankings 2008

    Kuala Lumpur gets a 106th ranking (Index about 75) - - The survey relates to costs for expatriates but in Asia for example, food costs in restaurants patronised by locals are usually inexpensive compared with prices in areas frequented by tourists. Ceiling fans compared with air conditioning can eliminate a tax of 5% in Malaysia! The cost of a 4-dish meal for two, excluding beverages, at the Good World Chinese restaurant in Dublin, would cost about €75 (US$112) - in Malaysia, the cost for an equivalent meal including steamed fresh fish, would cost €12 (US$19).

    Tokyo is the costliest Asian city, in 2nd place (score 127), two places up since last year. Seoul follows in 5th place (score 117.7) and Hong Kong closely after in 6th with a score of 117.6. Singapore ranks 13th and holds a score of 109.1. Karachi continues to be the least costly city in this region, in 141st place with a score of 54.7.

    Whilst the five top-scoring cities in Asia remain relatively stable in the ranking there have been significant changes further down the list. In India, Mumbai moves up four places to reach 48 (score 90.3), whereas New Delhi climbs 13 places to 55 (score 87.5) due to the strengthening of the India rupee against the US dollar. Although India has experienced relatively high inflation, this has increased at similar pace to New York and has therefore had a reduced impact on its cities’ rise in the rankings. Manila rises a total of 27 places, ranking 110th with a score of 73.4, mainly as a result of price increases for international-standard accommodation.

    In contrast, certain cities in this region have experienced significant falls in the ranking. Some examples are Jakarta falling from 55th to 82nd place (score 80.5) and Bangkok dropping from 95th to 105th place with a score of 75.1. In Vietnam, Hanoi drops 35 places to rank 91 (score 79) and Ho Chi Minh City drops 40 places to rank 100th (score 76.3), mainly because the Vietnamese dong has remained stable against the US dollar and so has pushed these cities down on the list. The low level of inflation observed on goods in these Vietnamese cities compared to in New York has further widened the gap.

    BEWARE OF CONMAN

    I was contacted by a DAVID LIEW by telephone. He uses two handphone numbers: 012-270 2689 and 017-266 0119. He purportedly wanted to purchase three condominiums, each of value RM1.8 million. We made an appointment to meet today, Sunday, 6 July 2008 on the Second Floor of Metrojaya at Bukit Bintang Plaza at 2.30 pm. When I arrived at the appointed place, I telephoned him to inform that I had arrived. He asked me to proceed to the Third Floor of Metrojaya, Bukit Bintang Plaza. He met me on the Third Floor and invited me to join him for a drink at Johnny's Restaurant at Level B1 of Bukit Bintang Plaza while we wait for his wife, MARY, to join us.

    DAVID LIEW is tall, about 175 cm and big sized, about 90 kg. He was wearing beige trousers and a white shirt. He has a dark complexion (for a Chinese) and looks more Eurasian (serani). His accent sounds more like a bloody mamak than Chinese. His general looks, physique and complexion reminds me of Pua Choo Kang.

    While on the way down in the lift, his wife MARY NG called my handphone and asked if DAVID was with me, at which point I passed my handphone to him to speak to MARY NG. However, the line was cut off as there was low signal in the lift. Upon reaching Johnny's Restaurant, DAVID LIEW ordered a fresh orange without ice for himself and a fresh orange with ice for me while we waited for his wife, MARY NG. MARY NG called my handphone again and again I passed my handphone to DAVID. He tried to explain to her our location but because we were in Level B1 (Basement 1), the signal was low. DAVID asked me to wait while he went up to GROUND level to get a better signal. I was not suspicious as he had left two seal brown envelopes at the table.

    However, at 3.30 pm, after waiting for an hour for DAVID to return, I because suspicious ad opened the two brown envelopes that were sealed with staples. One contained blank pieces of paper and the other old folded newspaper. At this point I realized DAVID LIEW was a con-man who had used the ruse to steal my NOKIA 3110 Classic handphone which is valued at RM699. My handphone is 019-282 9526. I have already reported to CELCOM, who have barred the line.

    I am making this Police Report in the hope that PDRM can catch this DAVID LIEW and MARY NG, prosecute these mother-fuckers, recover my RM699 handphone and get the bastard to pay RM6.80 for the drinks and RM5.50 for my parking.

    Hi Azlan

    A few of my friends (a few recent victims as well) will be able to help us in our quest to get this guy. The last time he hit, he hit 2-3 people in my circle of friends/ acquaintances at once. Hence our plan to nab him around the Lot 10/Sungai Wang/Times Square area. We had everything planned out with around 10 people to nail him. (And also a van full of Indians from Klang, but he was very late, so we left). But, unfortunately, he backed out, possibly due to the heavy rain that day. This was about 2 months back.

    There was a failed attempt just 2 weeks back at KL Convention Center. Another designer acquaintance. What we need to do is get the police to send his mugshot to all shopping malls (his modus operandi is around 1Utama, KLCC, Lot 10, Sungai Wang, Times Square).

    Petrol Price Hike

    I'm quite certain that the Malaysian government will announce a petrol price hike on Wednesday, June 4, 2008 from the current RM1.92/litre to RM2.82/litre. This follows from a review of the fuel subsidy mechanism ~ although a quota system has already been mooted, implementing such a system is well beyond the mental capacity of our pea-brained Prime Minister. So its going to be a simple price hike.

    Okay, I was wrong. New price is RM2.704 per litre.

    Cold Callers

    Don't you just hate cold callers?

    Yesterday, I got a call from this woman called Anisa (019-271 5214) of Iklisa Samudera Sdn Bhd inviting me to a business seminar at 7.30 pm today. Apparently, someone (I refrain from using the word "friend") who attended one of their previous seminars thought I was a petani and "kindly" gave them my handphone number.

    Of course, I wasn't interested in wasting my time but I told her "Yes, I was coming," just to screw her up. Within 30 minutes a guy (probably her bloody upline) called up on a Private Number asking me to confirm my attendance. I just hate people calling from Private Numbers so I just kept quiet until he realised he was talking to himself and hung up. Then he and Anisa tried calling me umpteen times but I didn't pick up, I just let the phone ring.

    In the meantime, Anisa sent an sms with their address and my "Pass Number." I suppose this was to ensure that the "friend" who referred me automatically becomes my "upline."

    Today, another woman called Ida called up from 019-271 2790 asking me to confirm attendance for their taklimat bela ikan keli. I replied, "Oh, saya tak jadi lah."

    She asked: "Kenapa?"

    I replied: "Saya tersalah dengar. Ingatkan kursus cari bini. taklimat bela ikan keli saya tak minat, tapi kalau ada projek cari bini, saya tersangat minat."

    She hung up.

    I don't think I'll be hearing from those people at Iklisa Samudera Sdn Bhd of 303-3, 3rd floor, Jalan 14/22, Right Angle Park, Section 14, Petaling Jaya in a long while.

    If you wanna give these cold callers a hard time, do ring them up and express an interest in attending their "taklimat projek cari bini."

    Or, "projek cari laki," or even "projek ternakan bela babi" as the case may be.

    Strong signs of record rice production
    But prices are expected to remain high in 2008 - Myanmar disaster could worsen outlook

    12 May 2008, Rome - Rice production in Asia, Africa and Latin America is forecast to reach a new record level in 2008, FAO said today, warning that world rice prices could remain high in the short term, as much of the 2008 crops will only be harvested by the end of the year.

    “World paddy production 2008 could grow by about 2.3 percent reaching a new record level of 666 million tonnes, according to our preliminary forecasts,” said FAO rice expert Concepcion Calpe.

    Production growth could even be higher if recent appeals and incentives to grow more rice lead to a larger expansion of plantings, according to the Rice Market Monitor. “But the cyclone disaster in Myanmar could well worsen our forecast,” she added.

    Myanmar
    The destruction of Myanmar’s food basket may sharply decrease national rice production and impair access to food, according to first FAO estimates. The cyclone damage could worsen the current global rice production outlook. The cyclone struck when paddy farmers were harvesting their dry season crop accounting for 20 percent of annual production. Entire rice-growing areas are flooded and many roads and bridges are impassable. Several rice warehouses and stocks were destroyed. Rice prices in Rangoon have already surged by nearly 50 percent.

    Myanmar may need to turn to neighbouring countries, such as Thailand and Viet Nam for rice imports. This could lead to further pressure on world prices.

    Major gains
    “For the first time, paddy production in Asia may surpass the 600 million tonne benchmark this year, amounting to 605 million tonnes,” Calpe said. “Major gains are expected all across the region. Bangladesh, China, the Philippines, Thailand and Viet Nam could register the largest gains. Prospects are also buoyant for Indonesia and Sri Lanka, despite some recent flood-incurred losses,” Calpe said.

    Assuming normal rains in the coming months, rice production in Africa is forecast to grow by 3.6 percent to 23.2 million tonnes in 2008, with large expansions anticipated in Ivory Coast, Egypt, Ghana, Guinea, Mali and Nigeria. Paddy production in Latin America and the Carribbean is expected to rebound by 7.4 percent to 26.2 million tonnes in 2008. Production prospects, however, are negative for Australia, the United States and Europe.

    Prices
    Rice prices have skyrocketed by around 76 percent between December 2007 and April 2008, according to the FAO Rice Price Index. International rice prices are expected to remain at relatively high levels, as stocks held by exporters are expected to be reduced heavily. In addition, other large importers will probably return to the international market to buy rice, including the Islamic Republic of Iran, Saudi Arabia, Nigeria and Senegal. “Prices are expected to remain extremely firm, at least until the third quarter of 2008, unless restrictions on exports are eased in the coming months,” Calpe said.

    In an attempt to avoid food scarcities in their own countries, major rice exporters have recently imposed export bans, taxes or minimum ceilings. “These measures further restricted the availability of rice supplies on international markets, triggering yet more price rises and tighter supply conditions. At the moment, only Thailand, Pakistan and the United States, among leading exporters, are exporting rice without any constraints,” Calpe added. Auctions by the Philippines to import massive volumes of rice have also contributed to record rice prices.

    For prices to fall, favourable weather conditions must prevail in the coming months and governments relax rice export restrictions. Even then, rice prices are unlikely to return to the levels of 2007, as producers have to pay much more for their fertilizers, pesticides and fuel.

    Export restrictions will influence trade in rice, estimated to reach 28.8 million tonnes in 2008, around 7 percent or 2.2 million tonnes lower than the 2007 record level.

    Average world rice consumption per person is set to increase by 0.5 percent to 57.3 kilo per year, up from 57 kilo in 2007. Despite high rice prices, consumers seem to shift away from more expensive foods, in particular meat and meat products.

    The sudden surge in world rice prices has shed some light on major medium term constraints that have been often ignored in the past two decades, such as low investment in agriculture, especially irrigation, reduced funding for agricultural research, environmental problems, stagnating productivity and migration from rural areas to the cities.

    Heads of State and Government will meet in Rome (3-5 June 2008) to discuss the impact of soaring food prices and how to improve world food security.
